Strange issue with textarea field but only in shipping address area

I am using VirtueMart 3,2,2

I am experiencing a strange issue. When I use a textarea field and set it to required and the Show in shipment form, check out fails with the error: "Missing value for Physical Delivery Address" Physical Delivery Address is the field name.

If I move this field to cart or account maintenance it works perfectly. Other fields in the shipment form work fine. Only when I add a textarea field does it fail.

Any ideas on what could be going wrong would me seriously appreciated.

Have You filled in a value in the field before checkout ?

Yes the field is filled in and passes validation but the data does not get saved in the database and the order fails.
